Rio de Goa Hotel in Goa

Nestled amidst the coconut groves and on the banks of the Baga river is ”Rio de Goa” — a small cluster of 17 super Luxurious Villas, 4 and 3 bed room Villas, 3 and 2 bedroom Apartments with a view of the Baga river and the surrounding salt pans that Arpora is famous for.

Structure - The skeleton is made of Reinforced cement concrete, which consists of high quality steel rods, cast along with M20 grade of concrete.

Walls - The external walls are made up of laterite stone blocks/concrete blocks /clay brick blocks, of 23 cms. Thickness coated with a double layer of sand faced ·cement plaster and rain proof paint.

The internal walls are made up of clay bricks, concrete blocks, laterite stones 12 cms. Thickness coated with a single layer of sand faced plaster and rendered with Neeru and paint.

Flooring-Marble @ Rs. 45/= per sq. ft.(Sawar brand) shall be used for flooring and Granite @ Rs.150 Per sq. ft. (Tan brown) for border and skirting.

Bathroom - Flooring shall be of Marble. Walls will have Marble up to ceiling height, cost of Marble shall be @ Rs. 45/=per. sq. ft. (Sawar brand)

Doors/windows! Fittings - All external door & window frames are of Teak wood and the shutters are of teak wood, all internal doors will be in MDF All woodwork will be polished or painted. All windows will be provided with shutters glazed with float glass. All fittings will be of brass.

Electrical fittings - All wiring will be multi-strand, fire resistant, double insulated and concealed, 3-phase power with provisions for Telephone, Cable TV, AC & Inverter will be provided to individual villas/semi detached villas and apartments.

Sanitary fittings - The entire plumbing system will be completely concealed. All sanitary fittings such as cisterns, faucets and wash basins will be of ceramic. Wash basins and showers will be provided with hot and cold mixer taps All taps will be of Crabtee (Fauna) make.

Kitchen Platform - The kitchen platform shall be of polished granite (Tan Brown) @ Rs. 15o/=per Sq. ft. with the same Granite backdrop up to 60cms. A single bowl and single drain stainless steel (medium size) sink shall be provided along with hot & cool mixer taps of Crabtree (Fauna) make.

Paint - Exterior surfaces shall be painted with weather-proof paint and the interior surfaces with plastic emulsion.

Water Supply - Through CPVC pipes from a storage tank and ground level suction tank of adequate capacity fed by Government water department and the bore well constructed on site.

Internal Railing - shall be made of cast iron with a teakwood handrail.
